New luxe apartments near River Oaks District inspired by London hotel

The first residents are expected to move into a new luxury apartment tower near the River Oaks District next month.

StreetLights Residential and Stonelake Capital Partners are under construction on The Ivy, a 17-story, 297-unit apartment project at 2311 Mid Lane, near Westheimer Road between the River Oaks District and Highland Village. The two Dallas-based developers opened The Ivy's on-site leasing office to the public on April 17 and gave the Houston Business Journal a sneak peek inside their latest Class A apartment project in the Bayou City.

The Ivy features studio, one-, two- and three-bedroom units featuring a mud room area, desk, oversized kitchen island with dining tables in some select units, plenty of cabinet space, gas stoves, French-door Whirlpool refrigerators, solar and blackout shades, balconies with built-in grills and fireplaces in select units, wireless Sonos surround sound system, cove lighting, frameless glass showers with rain showerheads and granite countertops.

Rents range from $1,738 per month for a 550-square-foot studio to more than $10,000 per month for a penthouse unit spanning up to 3,070 square feet. Six units, including one of six penthouse units, have been leased since preleasing began in late February. The first residents are expected to move into The Ivy in late May.

The brick, stone, stucco, concrete and steel building — designed by Memphis-based architect Looney Ricks Kiss and Dallas-based interior designer Waldrop + Nichols Studio LLC — was inspired by a London hotel and features hotel-like accommodations, including valet parking; keyless entry; a staffed bar; and a concierge service that can take care of packages, walk residents’ dogs, pick up dry-cleaning and unpack and fold clothes.

“A lot of people like that hotel experience, and StreetLights Residential (and Stonelake Capital Partners) is offering that luxury feeling and lifestyle at The Ivy,” said Jill Hernandez, a leasing agent with Orlando-based ZRS Management, which is overseeing leasing at the property.

The Ivy also features several common-area amenities on the eighth floor, including a resort-style pool with cabanas and grills with views of Upper Kirby, Galleria and downtown Houston; a fitness center with Technogym equipment and a spin room equipped with a My Ride workout system; Wi-Fi in the common areas; a dining room with a kitchen; 78 storage units for rent; a seven-story parking garage with 391 spaces, including 33 private garages and two electric car-charging stations; and several guest suites that can be rented out for guests.

The Ivy, which began construction in April 2015, is the second phase of StreetLights Residential and Stonelake Capital Partners' luxury apartment complex off Mid Lane in the Galleria area. The developer opened The James, an eight-story, 344-unit apartment midrise, next door to The Ivy in February 2016. The James is now 90 percent leased.

The James and The Ivy are part of a larger 835,000-square-foot mixed-use development on 11.5 acres called Park Place River Oaks. Stonelake Capital Partners recently announced plans to develop the next phase of the development, a 210,000-square-foot mixed-use project on 2.5 acres next to The Ivy. The project will include a mix of office, retail and a two-acre park.

StreetLights Residential is also underway on a third apartment project in Houston called The Carter, a 20-story, 305-unit apartment tower in the Museum District, which features penthouses going for $14,500 a month.
